A granny flat, known in the planning system as a secondary dwelling, is a self contained second home on the same lot as your main house, with its own kitchen, bathroom and living space. It's one of the most cost effective ways to add rental income, house family, or get more from your land. Plan Draft's fixed price service covers the complete set of drawings your council, certifier and builder need.

Since September 2022, a secondary dwelling in Queensland can be rented to anyone, it no longer has to be lived in by a member of the household. Each council sets its own rules for size, setbacks and site coverage, so we confirm exactly what applies to your block at suitability review before any work begins.

Typical turnaround is 15–20 business days from receipt of all required site information. A secondary dwelling is a full habitable building, so it involves more documentation than a carport or deck, which is reflected in the fixed price. Once finalised, you receive a digital set suitable for lodgement with your building certifier or council.

Do I need council approval for a granny flat in Queensland?
A secondary dwelling (granny flat) always needs a building approval. In many cases it can be approved as accepted development without a full development application, provided it meets your council's planning scheme for size, setbacks and site coverage. Where the proposal exceeds those limits, a development application is required. We confirm the pathway for your block at suitability review.
Can I rent out a granny flat in Queensland?
Yes. Since September 2022 a secondary dwelling in Queensland can be rented to anyone, it no longer has to be occupied by a member of the main household. Individual councils may still apply their own design and approval requirements, which we check for your site.
How big can a granny flat be?
Size limits vary by council. In Brisbane, a secondary dwelling is generally limited to 80m² of habitable floor area as accepted development, and must sit within 20 metres of the main dwelling with overall site coverage no more than 50%. Other SEQ councils set their own caps, some tie the limit to lot size. We confirm the limits that apply to your block before starting.

The fixed price covers the full drawing set: a site plan showing the existing and proposed dwellings, a proposed floor plan, all elevations, a roof plan, a cross section, and specification notes, plus engineer and certifier coordination, one revision round, and the final PDF issue for approval. The price applies to a standard secondary dwelling on a standard residential lot.
What's not included?
Council and development application fees, structural engineering, private certification fees, site survey, soil testing, hydraulic or stormwater design, and revisions beyond the included round are not included. These are quoted or paid separately as required, and we'll flag anything likely to apply to your project up front.
How long does it take?
Typical turnaround is 15–20 business days from receipt of all required site information. A secondary dwelling is a full habitable building, so it involves more documentation than a carport or deck. After drawings are finalised, your certifier assesses the package and issues the building approval.
