About the service
Is the fixed price genuinely fixed, or will there be extras?
The fixed prices for carport plans ($2,490), patio & deck plans ($2,990), and granny flat plans ($4,990) are genuine fixed prices for the scope described. What's excluded is clearly stated, council fees, structural engineering if required, site surveys, and overlay specific reports. We confirm the full scope in writing before you commit to anything.
What areas do you service?
Brisbane and South East Queensland is our primary service area, including Brisbane City Council, Gold Coast, Sunshine Coast, Ipswich, Logan, Moreton Bay, Redland City, and surrounding LGAs. We understand the local planning and overlay context across the region. Projects outside SEQ are assessed individually.
How long does it take to get plans?
Typically 10–15 business days from when we receive a signed fee agreement and all required site information. Carport plans often come in at the faster end. Room extension plans may be 15–20 business days. We confirm a timeline in writing at scope stage and keep you updated if anything changes.
Do you handle the council lodgement?
Plan Draft produces the drawings and documentation required for a building approval application. The lodgement itself is typically handled by the homeowner, their builder, or a registered building certifier. We can advise you on the general process and what your council is likely to require based on your project type and location.
About your project
What information do I need to provide?
Ideally: property address, approximate dimensions of what you want built, photos of the existing house and proposed area, and a copy of your existing house plans if available. A current site survey is helpful but not always required at enquiry stage. We'll guide you through what we specifically need once suitability is confirmed.
I don't have my original house plans. Is that a problem?
Not necessarily. For carport and deck projects especially, existing house plans often aren't essential, site photos, your title survey, and property details are usually sufficient. If existing plans are needed and you don't have them, we can advise on how to obtain them from council records or undertake a measured survey.
My property has an overlay. Does that affect the service?
It depends on the overlay type and its implications. Common overlays like flood or bushfire can sometimes be managed within the fixed price scope; more complex situations like significant heritage overlays or character area requirements may require custom quoting or additional reports. We'll assess the overlay situation at the suitability review stage and let you know clearly what it means for your project before you commit.
What if my project turns out to be more complex mid way?
We do our best to identify complexity at the suitability review before work begins. In the rare case that something emerges during drafting that genuinely sits outside the agreed scope, we'll discuss it with you before proceeding, we won't just absorb it into the work and invoice you for it later.
For builders
Do you work with builders directly?
Yes. Builders can engage Plan Draft directly on behalf of their clients, or refer clients to us for the plans phase of the project. For builders with repeat small project volume, we're happy to discuss a working arrangement that suits your workflow. Use the enquiry form or contact us directly to start the conversation.
Can I refer my clients to Plan Draft for carport or deck plans?
Absolutely. Builders frequently refer clients to us for the plans phase and pick up the project once approval is granted. We'll manage the client communication and documentation process professionally, and keep the builder in the loop where relevant. The fixed price model makes it easy to quote the plans component to your client upfront.
