Do I need council approval for an elevated deck?

Yes, elevated decks require a building approval in Brisbane and across South East Queensland. The specific requirements depend on your council area, deck height, size, and proximity to site boundaries. Our drawings are produced to meet standard approval requirements; we'll flag anything specific to your location at enquiry stage.

Is the fixed price the same for roofed and open decks?

Yes. The $2,990 fixed price applies to both roofed (covered) and unroofed elevated decks on standard residential lots. We confirm suitability at enquiry stage, no commitment required to find out whether your project fits.

Do I need structural engineering for my deck?

Structural engineering is not included in the fixed price. Whether engineering is required depends on your deck's height, span, footing design, and your certifier's requirements. For straightforward elevated decks, engineering is sometimes not required, your building certifier will advise once they review the drawings.

Does balustrading get shown in the plans?

Yes, where balustrading is required (generally for decks 1 metre or more above ground level under the National Construction Code), it will be shown on the drawings as part of the fixed price scope. Balustrade material and style selection is yours to make; we note the specification type on the drawings.

What if my existing house plans aren't available?

Existing house plans are helpful but not always essential. We'll work with your title survey, site photographs, and property details. If we need anything specific, we'll let you know at the outset, before any commitment is required.

Can I combine a deck and patio in one set of plans?

The fixed price service covers a single structure. If you're planning a combination project, for example, an elevated deck adjoining a ground level patio, let us know at enquiry stage and we'll advise whether it can be included in one scope or whether separate documentation is more appropriate.
