How lot size affects carport setbacks

Carport setback requirements in Brisbane are governed primarily by the Queensland Development Code (QDC MP1.1 and MP1.2). On a standard residential lot, carports must generally meet 1.5m side and rear setbacks and a 6m front setback. However, the specific provisions that apply vary with lot width and the applicable planning zone.

On narrower or smaller lots, where the width is under 10m or the total area is under 450sqm, the QDC still requires the 1.5m side setback, but the practical challenge is that the total available width for the carport can be very limited once the house and required setbacks are accounted for.

For many small lots, the only way to fit a carport is to locate it where the setback to one side boundary is at or near the 1.5m minimum, leaving very little margin for design variation.

Site coverage and building envelope

Brisbane City Plan 2014 sets maximum site coverage limits by zone, the proportion of the lot area that can be covered by buildings and roofed structures. In the Low Density Residential zone (the most common residential zone), the standard site coverage limit is 50% of the lot area.

On a small lot where the existing dwelling already covers a significant proportion of the lot, adding a carport can push the total coverage close to or over the 50% limit. In these situations, the carport footprint may need to be smaller than originally intended, or the project may require a planning assessment to exceed the standard coverage limit.

A siting variation allows council to approve a reduced setback in cases where the reduction is reasonable and the impact on neighbours is acceptable. Council applies a set of performance criteria, including things like whether the structure would block natural light to the neighbouring dwelling, and whether it’s consistent with comparable structures in the area.

Carport design options for small lots

For small lots where setbacks are tight, there are often design options that work within the constraints:

Side entry carport: Running the carport parallel to the side boundary (with the open entry at the front) can allow a narrower structure that leaves more room between the carport wall and the boundary.

Single bay: A single bay carport (approximately 3m wide) requires less width than a double and may be achievable within the site constraints where a double is not.

Freestanding vs attached: The setback rules are the same for freestanding and attached carports, but the position of an attached carport is constrained by where the house sits. Sometimes a freestanding carport placed in a different part of the lot provides more flexibility.
