Brisbane & SEQ, Costs & Pricing

How much do deck plans cost in Brisbane?

The drawing fee for deck plans is one part of the overall approval cost. This guide explains what the drawings cost, what’s included, and what other fees you’ll need to budget for alongside the plans.

The drawing fee: $2,990 fixed

Plan Draft charges $2,990 fixed for deck plans in Brisbane and South East Queensland. This covers ground level and elevated decks on standard residential lots, roofed or unroofed. The price does not vary based on the size of the deck or whether it’s elevated or at ground level.

Before work begins, we do a suitability review. If your site or project falls outside standard scope, we advise you before any commitment is made.

What’s included in the $2,990

  • Site plan and location plan
  • Floor plan and framing layout
  • All required elevations
  • Basic specification notes
  • One round of revisions
  • Digital PDF for building approval lodgement

Pool decks on standard residential lots are within scope at $2,990. Timber decks, composite decks, and decks with attached or adjacent patio roofs are all covered.

Additional costs to budget for

Structural engineering: For elevated decks, a structural engineering certificate is typically required alongside the drawings. The engineer certifies that the framing, bearers, joists, posts, and connections, is designed for the required loadings. Engineering fees are quoted by the engineer, who you engage directly.

Private building certifier: The certifier reviews the drawings and issues the building approval. Certifier fees are set and quoted by the certifier. Your builder may have a preferred certifier.

Siting variation (if required): If the deck footprint can’t meet the standard setback distances from boundaries, a siting variation may be needed. Council sets the application fee, with current fees published on the council website. We flag this during suitability review if it applies.

Construction: Building the deck once approved is a separate cost arranged with your builder. Deck construction costs vary widely depending on materials, size, and height.

What’s outside the fixed price scope

Most decks on standard Brisbane lots fall within scope. Projects outside the standard fixed price scope include:

  • Multi level decks or decks with complex changes in level
  • Decks on steeply sloped sites requiring significant substructure design
  • Heritage listed properties
  • Commercial or multi dwelling properties
