Brisbane & SEQ Costs & Pricing
The drawing fee is one part of the total cost. This guide explains what carport drafting plans cost, what’s included, and what additional fees to budget for alongside the drawings.
Plan Draft charges $2,490 fixed for carport plans in Brisbane and South East Queensland. This covers the full drawing set for standard residential carports (attached or freestanding) on standard lots. The price does not vary based on the size of the carport within the standard scope.
The fixed price includes a suitability review before work begins. If anything about your site or project means it falls outside the standard scope, we tell you before you commit.
The drawing fee is not the only cost involved in getting a carport approved and built. Here are the other fees to plan for:
Structural engineering: Most carport certifier assessments require a structural engineering certificate confirming the roof structure is designed to meet the wind loading requirements for the site. Engineering fees vary with complexity and are quoted by the engineer, who you engage directly.
Private building certifier: The certifier assesses the drawings and issues the building approval. Certifier fees are set and quoted by the certifier. Your builder often has a preferred certifier, and you can also find certifiers through the QBCC register.
Siting variation (if required): If the carport can’t meet the standard setback distances, a siting variation application to Brisbane City Council is required. Council charges an application fee for this, with current fees published on the council website. We flag if a siting variation looks likely during suitability review.
Construction: Building the carport once approval is granted is a separate cost entirely, arranged with your builder.
Many drafters charge by the hour or by the sheet, which makes the final fee unpredictable. A fixed price removes that uncertainty. You know exactly what the drawings will cost before work begins, and there are no surprises when the invoice arrives.
The fixed price model works because the scope for a standard residential carport is consistent. Most carports require the same drawing set, the same review process, and a similar amount of work regardless of whether it’s a single bay or a double bay.
We’re upfront about what falls within the fixed scope and what doesn’t. If your project is within scope, you get the fixed price. If it isn’t, we tell you that before you commit to anything.
Most standard residential carports in Brisbane fall within the fixed price scope. Projects that are outside standard scope include:
Plan Draft charges $2,490 fixed for carport plans in Brisbane and South East Queensland. This covers the full drawing set for standard residential carports on standard lots.
The $2,490 includes the site plan, floor plan, roof plan, all required elevations, basic specification notes, one round of revisions, and the digital PDF. Engineering reports and certifier fees are separate.
Beyond the drawing fee, budget for structural engineering, a private building certifier, and potentially a council siting variation fee if the carport can’t meet standard setbacks. Each is quoted and paid directly to the provider or council.
A fixed price removes ambiguity. You know what you’re paying before work begins, with no hourly billing surprises. It works because the scope for standard residential carports is consistent and well defined.
Heritage listed properties, carports with more than one storey, and unusually complex structural configurations are typically outside standard fixed price scope. We advise at suitability review if your project falls outside standard scope.
