Granny flat plans in Gold Coast
A granny flat, known in the planning system as a secondary dwelling, is a self contained second home on the same lot as your main house. It is one of the most effective ways to add rental income or house family in Gold Coast. Plan Draft provides fixed price granny flat drawings for homeowners on standard residential lots.
We produce the full documentation set your building certifier needs, site plan, floor plan, elevations, roof plan, cross section and specification notes. Both attached and detached secondary dwellings are within the standard fixed price scope.
Under the Gold Coast City Plan a secondary dwelling is generally limited to 80m² of gross floor area (excluding balconies and decks) and a maximum of two bedrooms, and must sit within 10 metres of the main dwelling. Council can consider up to 120m² with justification, though exceeding 80m² can trigger infrastructure charges.
Since September 2022, a secondary dwelling in Queensland can be rented to anyone, it no longer has to be lived in by a member of the household. City of Gold Coast applies its own design and overlay requirements; we check suitability against the relevant planning scheme before any work begins, at no cost to you.

Common questions
Yes. A secondary dwelling needs a building approval, and can be approved as accepted development under the Gold Coast City Plan when it meets the size, bedroom and setback rules. Larger or non compliant proposals need a development application. We confirm the pathway for your block at suitability review.
