The plans are a small slice of the total. To budget realistically across Queensland, plan for these separate costs:

Private certification: quoted by the certifier based on the dwelling and complexity.

Structural engineering: quoted by and paid directly to the engineer.

Site survey: quoted by the surveyor if a contour and detail survey is required.

Council or development application fees, apply if the dwelling needs a development application rather than the accepted development pathway.

Infrastructure charges, some councils levy these above certain size thresholds. Ipswich, notably, applies none to its “auxiliary unit”.
