When you ask a drafting service for a quote, you'll typically get one of two things: a fixed price or an open ended estimate. They feel similar on the surface but behave very differently in practice. Here's what to look for.
Most residential drafting services in Queensland price their work in one of three ways:
Hourly rate: The drafter charges per hour with an estimated total. The estimate can change if work takes longer than expected.
"From" or indicative pricing: The quote starts at a figure but is explicitly subject to change. Common language includes 'from $X', 'starting at' or 'estimated at around'. These figures are soft.
Fixed price: A single agreed price for a defined scope, confirmed in writing before work starts. This is Plan Draft's model.
The difference matters most when you're budgeting for a project.
Open ended pricing creates real risk for homeowners. Common ways costs escalate:
Revision rounds: Many drafters include one revision round in their estimate but charge hourly for additional rounds.
Scope creep: A project that starts as a simple carport may evolve into something more complex as discussions progress.
Unexpected site conditions: If additional documentation is required due to overlays or certifier requests, the cost increases.
None of this is necessarily dishonest, it reflects genuine variability. But it does mean homeowners can't budget with confidence until the job is done.
Fixed price drafting is only viable when the scope is well defined and the drafter has done enough similar work to price it with confidence.

We also do a suitability review before any commitment. If your project has elements that would push it outside the fixed price scope, we tell you before you spend any money.
Included: The complete drawing set required for a building approval application. Site plan, floor plans, roof plan, all required elevations, basic specification, and one round of revisions. Digital PDF issue suitable for lodgement.
Excluded: Council application fees, structural engineering certification, site surveys, soil testing, heritage or overlay reports, and any revisions beyond the included round. These exclusions are standard across the industry, we just state them clearly upfront.

Fixed price drafting means you pay a single agreed price for a defined scope of work. Plan Draft charges $2,490 for carport plans and $2,990 for patio and deck plans, fixed, with no variations within standard scope.
Open ended quotes can result in costs significantly higher than the initial estimate if the scope expands, revisions take longer, or unexpected site conditions arise.
Fixed price drafting works best for projects with a well defined, repeatable scope. Complex or bespoke projects may be better suited to a custom quote.
The fixed price covers the full drawing set for a building approval application, site plan, all required floor plans and elevations, specification notes and one revision round. Council fees, engineering and surveys are excluded and clearly stated upfront.
